There has to be more to the story folks need cease fire has been declared as it relates to the trade war between the United States and China we'll talk about it. GE. Is nearing a deal is actually looks like it's gonna happen. Where they'll sell off. Part of their transportation unit or merge part of their transportation unit with while tech big payoff for GE as a matter of fact GE shares are up. 3% today and then finally. The number 0401 K plan millionaires has hit a new high as more people are increasing their contribution rates. Hi everybody buried check with you here on a Monday no bigger story today in this US and China see she's cease fire. Yeah on this started we at least first got word this about midafternoon yesterday when Treasury Secretary munition came out. And say hey we we think we're making some progress reporting the the union that the trade war on hold at this point. And Treasury Secretary munition on CNBC this morning then saying that they've made meaningful progress. And that they think that they are moving in the right direction. This coming just a couple days. After the president had it you know indicated. Hey we don't think we're getting anything we don't think there's any progress that's being made here. So what's the quick what's the story because the when you look at some of the the quotes and Daniel Demeco who's the chairman of the trade lobbying group for the coalition for prosper America and warmer. Trade advisor to mr. trump during his campaign says. It's certainly looks like president trump is failing us on China. He is letting down all of those who voted for him and rewarding those who did not it appears the swap got him and that's a strong statement from former campaign. And here I think is is where the question is going to be so. If if China says it comes out and says look we're going to buy more US goods and that's written. You're not really addressing the underlying issues this is like that's like if you have a cold then and your prescription is okay by more points. You're dealing with the problem no but you're not dealing with the causes they got you there. And you and I we've we've talked an awful lot about. You know the the trade deaf that goes on intellectual property theft but I think that's part of it though. He did everything I and we've we've heard nothing on intellectual property matters ever that it that what we've heard Ira thinking that's part of the deal. I can't imagine. That we're gonna continue to allow intellectual property that. We haven't heard anything on that though. The only thing you think about what we've heard over the last two days. The president came out with couple tweets and said China is agreeing to yours go into agreed by massive amounts of additional agricultural products referred Treasury Secretary minutia in a male we don't admit that kind of thing. Because then China would have to be admitting that yeah we've been stealing your stuff error for twenty years wolf that's a core piece then. I don't know how you can not have anything publicly set about what about North Korea do you think this plays into it maybe maybe some kind of side deal on North Korea here. And any other night I try to look. Because it doesn't make sense this is absolutely. The opposite of what you would expect we'll know it's it would China saying a gamble will buy more goods but reckon address the underlying problem like it's it's you know it's it's pretty much China paying off the US and saying we'll go away don't don't get up in our business anymore and they act I think. I think we will learn folks that there's more of the stories and I just if it's that's. In ads and part of me is very hopeful that there's more to this story. I I just I don't know how you can pivot in two days from we're not making any progress has been to a were resolving all the issues if it just. It seems like too big of a jump to make. I just yet I I don't think that the worst case scenario was going to be realized you know you can have an all out trade war just is doesn't seem like anyone wants to. But I don't know if you're gonna have a resolution on the news intellectual property questions. I think it's great for US businesses that yet you might get some additional sales over the next couple years going into China does that yeah it's nice it's not a bad thing by any means. But it doesn't see if we have eighty. Parameters that have been set with regards to intellectual property we've heard nothing on that be the only thing that we've seen is that China is you know pledging to import more US goods. That's all we've seen. GE. Yesterday it was announced stirred the rumor started circulating yesterday afternoon my chief investment officer. Forward me some information about her sometime in the afternoon. About GE. Getting into a deal with wop tech. That's valuing the company twenty billion dollars here's what I learned this morning. GE will receive a payment of three billion dollars in cash in the first quarter of next year if this deal goes through. Yeah and GE stock up on this news as you mentioned up about three and a quarter almost three and a half percent now. After this deal was announced and so obviously markets looking up as saying hey you might have gotten some pretty decent value. For selling off this transportation unit that wasn't producing a whole lot in terms of profit for and they need to cash because they're still bailing out some of their bad insurance death still they would GE capital Leo GE capital is that out of this that's that's what it is is. GE was so bad handling the financial aspect of their business from. Pretty much 2000 onboard that they're just still trying to unwind some of these bad insurance deals that they got themselves into. And this does go a long way toward putting some of those fears to bed I think as far as a worst case scenario. For the company. I never thought gee he was going to be going out of business but this at least says hey they've got some masses they can sell off hopefully short some of the businesses. That word you know really struggling. And then you know eventually showed of those businesses put to bed and refocus on the core competencies they wanna get into which we know we you know they wanna get more involved in health care more involved in the and I technology and energy and things like that. They wanna be moving away from now again transportation wanna move away from finance they wanna get back to their core competency is. This gives them a path to do so whether or not they navigate that path who knows at this point I'd I'd I'd I don't know what I don't have a ton of faith at this point stale but are there here's the deck of. Ray and part of the reason that GE stock has risen asides from the steel is the price of crude oil which is at seven U 1:57 AM the big chunk of Baker Hughes kept. It at any rate GE shares up 51 cents or 3.3 percent. The number of 401K plan millionaires. Has hit a new all time high in the sexy and impressive number. Let's see. Jumped to that number 401K plans with the balance of one million dollars or more. Jump to a record 157000. Individuals in the first quarter that's up. From 108000. A year earlier that's the impressive part right a year ago it was a 108000. To date your 157000. Employees. That have not at fidelity but. You know Alter all appointed minister with the at least a million bucks. Yeah and these are the plans that they that they administer as you mentioned three out of ten savers increased their contribution rate over the last year and averaged 41 K contribution rate. Is now eight point 6% of earned income. Up from eight point 4%. Last year and as the highest percentage in the last ten years right now. Most employees they say are putting aside enough funds in order to get their full company match which is something that we talk about quite often. But you do see. Some people would still like their interestingly enough millennial have been very good about picking up those matches they seem to be pretty perceptive when it comes to. Making sure they're getting everything to an employer wants to. Pay them colonials are good at accessing information. And they figured out that that is free money free when he's good result this kind of money it is that this kind. Our poll question today is. Do you contribute more than eight point 6%. To your 401K plan how do you participate go to our website financial exchange showed dot com financial exchange showed dot com or. Always text S text number 63566. A fabulous hire. Food. It's due up early early reporting or well yes and we'll we'll see what we get over the course of the day average retirement savings balances are now in the six figures to sit there and according to the fidelity study. The average 401K balance. He is a 102900. Dollars that's down slightly from the previous quarter. But still up year over year while the average higher re balance. Is 105100. Dollars as of the first quarter. Siena remember. They time here my age you have multiple. Individual retirement accounts yeah I've had multiple employers in my long career. Three or four different companies that I worked for and so each plan. You know each each employer saved a little bit more and I've done some consolidation. But a lot of people just leave Darryl there or accounts with their old employer in the plea yet. You see an awful lot of that Don it still. You know when you when you look at overall network statistics he's still still see that the majority of people don't have very much saved me but at least doing a better job now. Then about a year ago. Coming up student loan rates are rising how much. Under the prior rules if you attempted to convert a traditional diary tour you could undo that request and not get a tax it as long as you made the request before October 15 of the tax year in question after January 1 of 2018 that provision no longer exists if you're concerned or have questions about how this change will affect you call me right now to get my free guide about Roth conversions the number is 803934001. Everybody it's very Armstrong and Jake tool Jay is the executive vice president at leader bank. And we're here to talk about a brand new product available for landlords it's called Z deposit dot net Jake. What. Terry we created a security deposit product. To really help the problem a lot of weigh in order facing with security deposits which is. You know one it's time consuming to open the small internal security pop number sons. And yet to go into the branch gets signed paperwork and their small dollars in any turn. And it certainly the complaints in Massachusetts really tough for landlords and security deposit accounts. You have to give them ten in certain forms when they open up the count and you have to pay interest in you and did you do all this canal through Z deposit. All of that you can do Thursday deposit it literally takes about forty seconds to open up an account. We handled the automatic forms that are generated in the count number department condition statement all that since the tenant. And the interest is sent to the tenant automatically every year. This sounds like something it's going to be very valuable to large landlords it might have 200 tenants and small landlords and might only have five tenths yeah absolutely with a large landlords. It's just a lot of hassle to manage it so we make dad very efficient for the small landlords a lot of them are afraid of nineteen complaints done correctly so some of them. Some of them don't even like taking security deposits were hopeful that this will help them do that. Folks if he'd like to learn more about C deposit go to their website Z deposit dot net. Or you can call and speak to somebody on disease deposit team it's 7816418691. Or online at Z deposit dot net it helps. The financial exchange for Barry and chuck is alive on FaceBook and YouTube every morning beginning at ten and this is the financial exchange radio network. The Fed has raised interest rates just one time this year with a few times last year. And the results is it interest rates on student loans are going up they're going to be increasing. For students that are entering college in September. I guess it's now August seems a Q school little earlier every year but the academic year 20182019. Rates are gonna be a little higher. Yeah rates moving up in this is due to. A law that was passed which was probably five or six years ago now who previously student loan rates the federal ones had been. Fix in just a standard rape what they did is they decided to index them. Two effectively where rates are at near any given point in the year and so what you see. Is that rates on federal student loans for undergrad student going up five point 05% up from four point 444. Four point 45%. To that's for the upcoming academic year for graduate students rates are going to six point 6% up from 6%. And rates on plus loans now is apparent in grad students up to seven point 6%. For 7% so point 6% increased. For the cost of these loans for the next academic year and they. Takes effect on July 1 yes of this year. A couple questions that come up do the rates apply to existing student loans no they do not you have an a student loan that was taken out. Last year you have a different rate on it. I do I have to take out all the loans that I am authorized to borrow you know. I see students doing this and then they graduate. In May they'll you'll say to them whoa why did you take out 2000 dollars more than he needed. And you know they should while it was what I had available in the what did you do with that money when I don't really remember what I did that money don't do that if you don't need the money don't take it. Do the higher rates apply to private student loans and the answer is no you're borrowing the money privately through Citibank or some other private lender. That's it that's a separate. Loan agreement and in these rates that we just referenced will not. Be impacted by that. Tell you outline my alma mater by the way of making a big gut campaign right now to what they're going to be as of I think by either 20/20 you're 20/20 one getting rid of all student loans in their financially process moving 100% to grants for and he. Whipped what's the mindset behind that what's the theory they days deal they don't want kids. If this they don't want kids they don't want kids not choosing the school because they have to take out loans is this just undergraduate. Secret Service pretty much all under grads and him good medical so there's no there's no graduate school as a med school all right this is this is just four I believe this is for all of their colleges that they have now. Imagine today they're they're raising three billion dollars to do us all case who would dare go to the alarm ninths and say how much they have their endowment now wanna see some more on five or six billion. And so they need another three billion in basically what they're doing is they're saying. If you need it if you're Smart and if we want you. We don't want finance to be the reason you kind of a crisis now in that. Are there any other arrive he's doing that. Is that gonna give them a leg up so I know that Harvard had said that if you are from a family making less than a 150000. A year and will will pretty much cover all your tuition. Umps there's variations on this in different ways the the darted down by the weighs five billion dollars of that trying to almost double the size in order to do this Michigan State we decide it was two point six billion that was intended to give up half a billion yeah you know that announcer now. Guess who's taking on more student debt than ever before this is disheartening. New data reveals that. The number of senior citizens sixty years old and over with student debt has quadrupled. When you think about that it is quadrupled between years 2005. And 2015. As an estimated two point eight million. Older Americans are now on the hook for outstanding loans holy cow. Yeah and in this is something that I think is directly related to the recession that we saw back in 2008 no night is a lot of people. In that age bracket said look I can't get a job right now I need yet to get additional skills in might have gone and taken out additional. Are really their first student loans now at this point. It was that chucked the bulk of it. Is because they sign for the grandchildren you know there's some of that going on I don't know how much there actually is what's interesting this is still relatively small portion of this overall demographic they're about 41 million Americans their age 62 and over okay. So it's still less than 10% of all of them but it's a significant uptick from what we saw previously. Well I what you think about this. Garnish of Social Security benefits can occur so if you haven't paid. Things like your taxes or your student loans are up. Then they can take your Social Security check in that happened. An estimated 173000. Americans last year had their Social Security checks garnished because of outstanding student loan. Bounces. That's terrible doesn't it seem lower than it should be. Given all the problems that we have with defaults on student loans you know. Net is its one point three trillion in total student loans and you've got these this this huge to fall or to particular and a lot of this for profit cult that's where the highest default rates are. A decent chunk of those are being forgiven just as those colleges were. Effectively scams. But it still is a significant problem for a lot of folks I just find it. They the part that bothers me is that you have somebody who's young. 2530 years old who got their grandparents to sign on their student loan. And they're able bodied 25 years old and they're not making the payments and as a consequence the grandparents Social Security check is being confiscated yup that's that's that's. A Somerville company is offering free tuition at UMass Boston this is this behind of a very strong economy. Yet this is a company that does called triumvirate environmental. And they're saying look we can't find the workers that we need. Using just kind of the that the basic approach that we've taken to hiring people in the past and so what he's saying is look. We're gonna cover the tuition fees about thirteen thousand dollars a year at UMass Boston. If you agree to come work for triumvirate and so. They put this together about a year ago in the fall in order to you know figure out you know ways that they could make this program work. And so the way it works now students are gonna go to school full time for their first two years at UMass Boston. And then work full time triumvirate for the next two years in order may have to still locked in. Now I'll work there in the Summers between their freshman and sophomore years and then a then they come on I guess then they're junior and senior year they're doing. Part time while they're working full time so here's a question that I have is. You know we've we've seen companies in the health care space and say look we're we're fed up with paying you know all of these costs for our employees health care and things like that. I wonder if programs like this get bigger if large companies say look. We don't need you to go to college were gonna set up a three year training program. Dorgan a pay for you to go through as long as you commit to working for us for five years after that I wonder of large companies with the resources would do that. Because it gives them specific training for the specific company it cuts out a huge cost for kids you know entering the workforce. And I look at us and look upon me you know Google or IBM apple. Well why wouldn't I wanna have this you know stream of kids that I'm teaching exactly what they need I think will be fascinating city. Used to see this do you know who had a school of their own I don't know if they still do were not his General Motors whose GM university. And they came to our high school and the recruited. Kids that were good in math and science and they said pay your your comment for for and it was jet General Motors university. And you know every year they get one or two kids out of our high school that would go and and applied to that program gimmicks and be accepted. That that's the signed that. I think the economy is very strong and if you're kid. Coming out and say your high school junior high school senior year your parents don't have them the money or even if they have the money. You might say well gee dad I I I'd go to school for free here right. That's that's pretty good for a how much are graduate salaries going to be. For the class of twenty team we'll talk about that and Wall Street watch is up next on the financial exchange. Like there's something. I was on Twitter. Time now for Wall Street watch a look at the market's performance so far today until Berrian joke right here on the financial exchange radio network. Michael Armstrong joins us on the line now. For Wall Street watching Mike let's start with though little chatter about General Electric following the sale of the transportation business. Yes so what news there will be merging that transportation unit rhetoric of the cobwebs attack that the F former Westinghouse air great. Technology company. Days the G business if they do great passers trading. Marina and in my equipment all sorts of stuff. Wabtec is going to be paying them a two point nine billion dollars upfront cash payments. And then shareholders or else gonna receives about half a little bit over half of that combined company. GE on the news. Is up this morning a little bit over 3% almost three and a half percent in Wabtec. It's not over 5%. Company by the name of MB financial about 13% today first question is who the heck are they second why are they up 13%. Racist smaller Chicago based bank agreed to be bought by Fifth Third Bancorp. This four point seven billion dollar cash deal deals smaller deal but and indication of if potentially how much cash these new back to sitting on after a tax. More it's that the price they're agreeing to pay between 4% premium over Friday's closed. And these financial ticker symbol and BF five that almost 14% on the. Very good thank you Mike. Right now 41% of our listeners are contributing more than eight point 6% to their 401K plan. Salaries going up for graduates this year. Yup five point 2% the average pay for new entrants into the work force under age 24. Up five point 2% in March compared with the class of baht 27 team. And so the wage growth for new entrants the last couple years was only around two and a half percent this again continues to show. That you know we we have a very tight labor market. Think companies in particular seem to want to pay for young talent now you know the the rate of wage growth here for new we have new talent coming into the workforce. Is higher than what you're seeing for the general population. You're gonna see this summer. I figured it just the a lot of people squawking about inability to get help. Vacations are going to be huge this year he's the number of people going on vacation is going to be a record setting. There were lost and senior citizens working is that right I walked through and I tried to look at twenty different employees in in the Macy's store. And I you know I didn't ask the old but the Earl the vast majority of employees at Macy's we're. In my estimation. Well in excess of 65 years is that right interest and and the store again tonight or its spirits of Macy's as a dump. I didn't buy thing. I mean what what are you that first bush is I was to see that backstage store. Do you do when you go to have one now. Lot of credits available in the ID they said well we have this rat called last chance rate cut on me in a sale rack yes now which called no one else wanted it. They I I three excel I I walked through it was the crystal ball in Connecticut and it was very. Disappointing. A lot of empty stores. And that's Everett mall or enough and and Macy's. Yeah I know that we talked about him last week like all this great quarter. I I I'm not buying they would Dick's Sporting Goods to. Even worse. Even work now what were what are you there athletic Wear gas and I like guys look at for drive it sure sonoco to my dad and I was able to find them. Add a second hand store you'll get. A 101000 dollar. Set of furniture. At a fraction of who's you know you do you get great deals there is word got almost my clothing for awhile to buried maybe stopped shopping there it is on its trek forgot about that we're all my stuff he's come from but. Well I'd like what I've learned I like it has it decreases the amount that I have to go to the malls and shopping. It's canceled immediately needed. US government bonds pay more work. Then debt from other developed nations has always been something that the plot has me. You by US ten year treasury and I think in the yield like three point 1% done but a German ten year treasury. As you you pay more for your German treasure I'd much prefer deal only US treasury and German true. That's because you do all your transactions in dollars now. So what would it reflects is the shift in expectations of the change in the difference in expectations. Of inflation between those various regions and also the potential deficit situation going forward as well. You look at the top 25 developed countries in the world right now the US is the only one this year than is expected to grow its debt relative to GDP well. The only go on and so with the rest of the world is saying. We don't trust you to manage our deficit response and and we're gonna charge you more if you want us to buy your debt and the other thing that he scenes in the last three years. The world has stopped buying US debt on a net basis they're not adding to it at the same time that we are increasing our deficit which means you have less buyers for more debt. What happens then you got to raise interest rates in order to get buyers. Poll question again is do you contribute more than eight point 6% tier 41 K plan 41% of you are saying yes you do. But the Roth conversions a little bit of a mystery for some folks are Mike what are we talking about when we talk about. Roth IRA conversion yes so unlike the traditional for a one K or IRA where you receive a tax deduction for putting money into an IRA. The Roth IRA you put regular dollars and you don't receive induction but any of the growth is completely tax free number of advantages there there's no required and distribution and can be uses they're really good source of tax free income later in retirement. When you convert in higher to a Roth IRA which are doing is you're taking money. Out of that traditional account. Putting it into the rock paying the taxes upfront. In order should never pay the taxes on the growth down. So this is a case where you actually voluntarily decide to pay the tax usually with the idea that you're going to be in a lower tax Prater rather rather a higher tax rate later on. And so this gives the ability to not pay taxes higher rate later. Absolutely correct so oftentimes people do it in a year which there and lower tax bracket intentionally. What you got to be very careful about when you do it. Folks Roth conversions they can be a little bit Dicey just trying to navigate the different tax brackets and so forth. Pay your bills on timers talk about that we're also talk about the movies. Avengers infinity ward is no longer number one and then finally. We'll talk about virtual reality looks like it's here to stay hi everybody Berrian talked with you here on a Monday morning and boy oh boy this study about homebuyers with lower credit scores and how much more than a knee. To buy a house then those with good credit scores should serve as a wake up call to all the land deals. Yet this was a study done by zillow and would date is they said okay we wanna take two buyers one that has. An excellent credit score above 760 how hard is it to. Maintains credit score 760 better he's basically pay your bills on time pay your bills on time and generally you'll be in that 74770. Range and don't Bora too much like don't carry huge amounts of their occur if you don't carry big balances and you've got you know diversified account tree got you know couple credit cards and a car loan and stuff like that. You'll be in that 760. So someone above 760. And then they said let's take a look at a bar work with a fair credit score between 640 and 679. And what they found is that the average rate that you would get on a thirty year fixed rate mortgage for the excellent credit person. Would be four point 5%. Whereas for the person with fair credit newbie five point 1% and over the life so it's at six tenths of a point. Yeah and over the way it's every year. Yep so over the life of the thirty year mortgage and it works out to about 21000. Additional dollars. It cost. It's a lot and that's in that's not a considering highest high expense market like we're that's for a median priced home of 213 thousand dollar. Enough a lot of those in doing another note the apartment beauty you know the European substantially more than in most new markets I guess it depends like if you know of these. If you're in Boston you know by and house for 200000 can promise. No not not anywhere inside once when he'd at least so if your would you say 67 need to win a 64679. So that means is that mean you're late on fuel your bills like what do you have to do to be six feet. In India you that you've got to be lay down some Samir bills you've got to be make weak car payments you've got be missing credit card bills. Mean it that this happened acts. Yeah it's it's likely probably had a couple missed payments he probably have. One or two lines that might be maxed mountain. You might have also applied for a ton of credit cards and you know kept. Applying for new ones as those dings your score a little bit as well. So all those different pieces factory in there. It's not someone who as a bankruptcy or anything like that there you know that person will be significantly lower. But you probably haven't missed payment or two and me and maybe some new Macs now balances. Tough week Tucker in terms of the movies. How so. Not a lot of triple review now aria does not for you at all. The dead pool though. He is has unseated infinity war yet DePaul coming in with the second biggest opening for any rated. Well so gone with the wind if you if you go onto the great website by the we called box office moto and I don't know if any of our military it's so if you go and take a look at the estimated number of tickets that were sold. They estimate that gone with the wind sold 200 million tickets from okay by comparison is that the thirties. Don't with the wind but she's 27%. Yes twenty lately twenties early thirties by comparison. Okay avengers even with all these ten. They're saying that it did allows opens up 64 million tickets what year 1939 dollars office it thirties so avengers is always gonna sell that as third as many tickets and is gone with the wind. Vacations searches are up signaling a strong economy and comfort with the employment status there of that. Did never truer words were spoken yet this is coming from a can be called data trek research that found that Google searches for the term vacation who broke 10% in April compared to the same time period a year ago and so. Does indicate that people are saying hate. May we can afford to take that vacations even with higher gas prices. You and we might be in a situation where we could take a little time off this summer of people work and you know aid their work in more overtime. Got side gigs they'd be you know there. The wage growth that we see as reported by BLS Bureau of Labor Statistics. I I didn't continued to think that it is somewhat flawed because people are feeling they're robust they're feeling confident. You talk to. Contractors istar into a handyman. Who used to charge 35 dollars an hour. He's got so much demand for his work this year it's the last year's thirty iboxx now the shirts fifty. I believe it is in I think part of it with a BL a statistics either not really designed to measure what we want them to measure. Beat they don't factor in that unit they don't factor in the total cost of compensation so. Let's say you have employees making 50000 dollars a year and and you give them a 3% raise but their health insurance cost goes up 15%. It doesn't show that they receive 5% more compensation. But that's what they did it. And so. I think that. You know when you look at things like this and then you get some data you know some of the banks published you know how much they're direct deposit balances you know increasing month to month and you see some this data out there. And I think that wage growth is much close to five to 6% right now. Then. Two mystery. It I'm being encouraged to go see dead pool to guess a lot of folks must it's it's funny it's entertaining I betcha you elected if you like super troopers to bury you like this round I mean it's all violent fair but you can get over. And then 860 rights Netflix on populace is like a 120. Inch movie screen pretty cool. Now that's an interesting thought I just telling you what the of the listeners are saying her tech's number 63566. Why you're 2019. Social Security increase could be the biggest in years now it's only may. So we're going out on a limb here. But it does appear China based on some inflation data that we've been receiving. As if the increase in Social Security checks for people that are gonna get their checks you know on January 1 of 2019. We bigger than we've seen along time. Yet the way the Social Security Administration figures out that colon that cost of living adjustment. Is they take a look at the CPI during July August and September the compared to July August and September of the previous year. And so what this what this is likely to show is that. There are significant increases in the cost of goods compared to what we've seen in the past couple years where and when we look and 2125. But somewhere in the 2425 range via that's that's authority into one during the week is enough data now to say hey it's minimally going to be two point 1% thinkers yet it's it's at least going to be in that ballpark. But if you take a look at what we've seen from cost of living adjustments over the last me a couple years. In this year was 2% the year before was point 3% the year before was zero you know so it's been a while you go back to when cost of these first cost of living adjustments Bakley when they first put them into place in the 1970s. And 758%. 766%. 198014%. Cost of you know was. You had some big adjustments and you go back that's one way to fix Social Security star witness stop but pinnacles you go back oh good luck with. You go back like the last nine years we've had three out of the last nine years with 0%. In only one out of the last nine of. Both 3% here's the bad news. Say you get there let's be robust and say you get two and a half percent increase in your Social Security check on January 1 of 2019. The bad news is your Medicare part B. In your Medicare part. So that's Vienna a forty dollar fifty dollar increase in your monthly benefit. Now that you're probably and see more than that in your Medicare. And in we've seen this with the maker hold harmless provisions the last couple years where we haven't seen big coal is and they kept those premiums low and you're likely going to see them bumping up. You know we give. Tucker a lot of advice. Most of it is on wanted by the way the. This advice Tucker I think you're going to appreciate all right talkers in the process. And of you know he he's the Tucker those little slow but he he's he's moving into the process of buying his first home. And so the advice that a real estate mogul came up this is you write this down in in Dmitry do this orca. When you got I kind of paper mountain when you find the home you want to boxing. And I did this when do resilient we moved here from New York to the Boston area in 1990. And we're looking at buying houses. And week we found a really nice house in a neighborhood and then I went in the morning and I drove the commute I wanted to see with the commute was like to Canada. It was awful. And we gave up that house and notably we we didn't do so. What you wanna do talkers let's say you find a house. And he says he gee honey this is. You know it's only ten miles from your office and it's 22 miles from my office gold drive that 22 miles at the time of day you have to do your commute spark. And see how long it takes so that's that's one thing. Then you wanna go during the middle of the day just to suit the neighborhood looks like and then what's key chart if you wanna go especially if you're buying in an urban setting. Rate your your buying in the city year. You know it in a neighborhood dance. How might be shaky like you live in Somerville for a while rate there's parts of Somerville that could be shady parts I was not the nice part. Well what you wanna do if you're if you're buying and shaking neighborhood. Go by night and see you know what. What type of act don't go see between patterned holes seven and eleven maybe 887 tonight eleven night CEO of the drug dealers on the street there's a. Partner by where you how to close it out of 1 of the morning and even go completely checked police report stirred up even go a couple of times during the day Kazaa like especially if you're buying anywhere near I'll give you an example if you're buying near major airport. You might have different flight patterns depending on what day you go by you could have plays that are flying a thousand feet right overhead. Every five minutes one day how much training. Or buys something like that interacts. Trademarks tell you another thing to look for my folks bought a house on a golf course in Phoenix Arizona. And fell in love with the whole idea via Google for him not about balls that target and into the back our thought that's your firm and now via a lot of slightly with they forgot to from me check. Was that there's an ambulance and fire station hope that they bought. Right and so right next to them well it's it's across that the fairway yet it's still like every time that ambulance and guess what. Ambulances in retirement communities active goal out like 67 times today via an eagle only so. That was something that they failed to take into consideration their seasonal arm. Now big now now. It's kind of like he may be it's like something they walk you know it's become part of there are stable sit in the back yard watch the game. You know at the size as the ambulance rides by. Another unit for surveillance and let's look at it. Yeah it retiree communities they tend to have very yet I was sensing here via live morbid humor. Humor in return via its you kinda mean but he definitely come and they go. Come and ago. Coming up we're beat talking about home sellers. Giving buyers to jump through hoops that and more coming up an extra. Bury our chart here and I'm joined by Todd let's keep from the law firm of Cushing in goal and we're talking about something that sounds pretty basic. But how do you how should you all your real estate tadic your real state is in a nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you die. GAAP most miss understood. Trust I think in the trust world it's not even a trust it and non in the relationship nominee realizes trust I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached if it's the children and you gave way to the children you don't even know anymore you don't realize you gave it away because it takes effect immediately not your death. What's the difference and many people think that that doesn't take effect till your death. More importantly if it's. If it was like my wife and I and the schedule beneficiaries as my wife and yeah well that we didn't do anything right back in mind game and my wife's name Sochi your lighting and point it would even aboard so why is it being done so because a lot of times people like auto maybe real estate attorney and anything can help of the trust in the throat and a realty trust. We used realty trust it's just important that the schedule beneficiaries. Is another state planning trust regal Kabul or read error mural correct they're not a person not your kids not yourself. Please look that up if you've got one of these. You know it sounds pretty basic how ocean you'll your real state but he gets complex as you get older call Cushing handle and and receive their brand new guide. Lots of text messages today 6356. Sixes or number. 781 right there know the economy is strong in the retail food business and my average check is up 50%. The highest ever and I've been in business for over ten years. 413 writes that's a crock about inflation it's been more than 2% for years. I've always felt I'll wait to hear that inflation. Runs hotter than what we are given for information from that now is that in really in my wrong or is it just my standard of living increase and the. No it's it's that the CPI isn't designed to measure inflation actually. Today it's it's it's it's a does what it's designed to never measure the average cost of living not the actual inflation cost of prices if you're buying and they'll give you an example when you look at how they measure housing. You might not have a mortgage. I do have a more. Would they have to do is figure out a way to average that even though your coastal living might not be going up the Tucker's gonna get more expensive when he goes and buys a house today they have to build a Metrocall it's it's called rent to adjusted you know housing cost. And they figure out OK based on the X number of people don't have mortgages their cost doesn't go up chuck does a war. The they try to figure all these things together. But it doesn't measure the cost of buying a new home today it measures the average amount people pay. When they are you know paying their rent to paying their mortgage they artist had but it doesn't measure the cost of a new good the other example. You go take a look at how they measure health care expenses and if you go and read the fine print in the sepia and I've done this does. I don't have anything better design life at Steve that if if you go and take a look at it they come out in an about two paragraphs they say. We don't know how to measure this so we make our best guess but they counted in GDP. Yeah so it's it's it's really really not designed to measure what we think it is. Jack in Dorchester says ice I bought my house when I saw the liquor store in the neighborhood never ride gates. The scenario ha. Yeah check yet liquor store. Is the issue if there's different ways Tucker yeah a lot of advice a lot of people are trying to help you some are saying don't buy now is there real estate market to correct. Anybody who's how the hell my gonna play that game you know exactly rate the only you've just got to wait. He know it yet wait wait twenty years you don't die out Oman waiting twenty years as I can tell like I know. Housing prices are gonna come down between nineteen I just know there. Exactly you don't know. Actually quite the opposite based on what we're seeing among home sellers. These are home sellers are torturing. Homebuyers. EU continue to see a friend of mine listed a house. In a Boston suburb for 550000. Dollars multiple offers eventually took an offer for five. An elf. Now that's that's what's happening now would sellers are saying news. We want more earnest money wiwa and the earnest money you put up is nonrefundable. Yeah. You you're you're seeing that you're also seeing pretty much of your cellar. You can pretty much say look don't give us any contingencies we won't take him there look at the past buyers. See the cash byers that I I think their people making mistakes as cash buyers too is if you're cash buyer and and you said yourself. All gold refinance later you know can be of the deduct the mortgage. Well and in the at the other thing is rates keep moving up. You know it's if if you went Indio a year ago and he said GO take got a mortgage Nate get in three half percent this year sport. And then you see you see a lot of non contingent offers act can be another big mistake you don't. And if you are a civil engineer. I don't think I would be making non contingent offer on the biggest purchase of my life I'd I want an engineer walked through that dark house and say hey is this thing structurally sound up. I do inspections on both in my properties Ritter fascinating major but we found some little things were said our G like the Rufus 25 years old we didn't know that immediately. We're gonna have to do something on the so we you know we figure that out we've may have built some into the contract and then went from there. The USA's current economic expansion. Is in its 107. Month. That's the nation's second longest expansion based upon data that's been tracked since 1854. Well I eat you know I keep hearing predictions that well there's going to be a recession in 20/20 or 20/20 two. Based on what the AQ where did these predictions come from like I I always I find it. And it. Somewhat disingenuous when somebody else say was could be a market correction or 1413 says Tucker don't buy it's going to be the market's gonna come down. It's disingenuous to say that and wish you could back it up with them. Right tell us tell us why the market's gonna come down tell me why the economy's gonna hit the skids in 20/20 Ike I don't see. The the logic right now. I think there's some things out there that are concerning my. Well I think that the amount of debt that who households have today is concerned. The decline in auto sales is something that historically has kind of been a prelude to recession that could be change in the way society where they're scared but again you I'm just kind of listing all the things that are out there he got households are there household debt levels cars you you've got cars you get savings rate continuing to decline in that something that historically when we get down to this level we can't really go too much lower. You really have lacked wage growth we've talked about why that is but you know at some point you need to see wage growth this thing doesn't go on and and I'm not sure the wage growth calculations are accurate that they might not be but again you're asking media to kind of pissed off some things that are out there. And you've got rising interest rates and traditionally rising interest rates kind of happen as you head into an economic slowdown because generally. There because the Fed thinks things are getting too hot for me inflation perspective so there are some things that are out there that kind of lend themselves to. That they're not red lights right now it's nothing that says a recession imminent bid there's some things that say. Yeah we we got to watch these over the next twelve months because they could turn into bigger problem. Seek to quit when I look at. Past recessions the things that you know and you know you're scarred from 2008. Somebody my age remembers the recession that began in the late eighties in New England where you know your your parents participated in that you didn't. The 2008. Mute many of us live through 1987. The difference now between. Some of these previous. Periods of time is demographics are such that. You know so many people are retiring in getting those pension checks and Social Security checks. What I think that does chuck is it puts younger workers whether it's generations Z. Millennial generation acts in the catbird seat in terms of wages ice I shared the story with you on the candy man. That raised his rate like fifteen dollars an hour I can tell you the same thing is going on in the painting profession the same things going on. With lawyers and doctors are saying if you want me to work for mr. Armstrong that's fine it's going to be fifty bucks an hour. An endorser yet again good reasons why I don't think you have any real red lights today. But I looking at delinquencies on credit carts and we're seeing them taken up their half a percent over the last year and a half I. You know and then the car loans for bad too. Delighted he's on car loans or did they do not see anything on mortgages in in when you get to mortgages that's where you typically say gee there's there's actually something that's one billion tank imminent. Because people say look I won't make the payment on my car alone but I need to make the payment on my mortgage we did see uptick in mortgage delinquencies until the end of 06. Prior to the previous recessions there's about a year and a half window where really. You know cramped up and wrapped up in her now we haven't seen any of bootleg delinquencies on mortgages right now are still falling this. So there's nothing that suggests that anything's in if you start seeing delinquencies on mortgages go one up. That's where you say OK batten down the hatches something's coming. What are we seeing oil a 71. Bucks a barrel. You know I predicted. Weeks ago that we beat Payne three bucks a gallon for memorial there we pay a little bit of pain for national average. Lou that let's go through the New England states. So we're we're now up to nine. 293. Nationally Connecticut's 310. Rhode island's 296 or there at the Massachusetts to 92. Mean to 91 Vermont 292 in New Hampshire 286. Do I get credit for him predict now. Because we're not there yet 39 average. Those would deal a pitcher who set me on Saturday. Through Samir fold up board which ago Marcia Vegas we. Can again yes again. Knows they fail us. Well there there's water. There is actually a guard knows a pull up to him yet what Jimmy gave me a feel for Fareed but a top male for the Little League Stew low. I just. I I. I'll take you. Go to your indicate this week I am let me know OLUC. For prices well it's Camille are three unit where on the TP Sinegal. That's for so OK right now Bartz will county is only 295 by the way. So Angela Chan. Descent league and repeat that it really was on that this hotel you get all we hear me pay for gas and Pete. And Pete. I'm sure there is but I it's gonna probably be like 325 as my guest. In the depths of the tape I actually have. Isn't he town if you want out there like please please this is brought to you by actually know there are new stations found on gas. So I don't have on there. I don't think using guest list early where we take a look at chat okay ice you know people can see what things look like there.
