This is the financial exchange with the very Armstrong and chunks of you're exclusive look at business and financial news affecting your day your city your world. Stay informed and up today about economic and market trends plus get breaking business news every day. And now the financial exchange with the Barry Armstrong and chuck Exxon. Miracles will never cease I was quite surprised late yesterday to see that president trump is working with president need to get CTE. Back in business why is that a surprise well. ZTE is a very controversial company and we will talk about that announcement we're also going to be talking about. US debt how much of a deficit does the United States have and is getting dangerously high and then finally. There's an indicator. That's 90%. Accurate in this indicator suggests. That there is hidden strength in the stock market. Hi everybody it's Berrian chart with you here on a Monday morning in. Chuck it was last night I'm gonna say 8 o'clock you may have picked it up earlier. That the president announced that he's working with president Jie of China. To get ZETE. Back in two business fast now as GTE. Is highly controversial company and we had. Cut them off in terms of being having access to our technology for a variety of reasons. Yet at the two major reasons why AZTE. Effectively was it was punished in the way that it wasn't what happened was the US for much it'll look we're not going to allow US companies to export components to ZTE to make their phones. And the reason why is two fold number one there are US components in ZTE phones that were working their way into North Korea now to begin with. And number with just a note the that's American technologies that was number one number two. Was that also you had big concerns when it came too easy to eat products that were then finding their way back into the United States. Whether or not they were effectively Covert listening devices for the Chinese government's case that's. And so it was because of both of these reasons that. The US said. Look we can't continue to operate in this fashion. And so you got this big news that it was yet to Moore get yesterday afternoon somewhere in the ballpark of a 4:5 o'clock I think on Sunday afternoon. Where you get this tweet from the present saying hey I'm working with president G in order to try to get ZTE back on its feet. My guess is this all kind of dove tails and ties into the trade in North Korea thing pretty closely and so it's a you know what can you do me on this and bulls throw your vote somewhere else. Actually what I inter my interpretation was that ZTE is so dependent on American technology. And I think a lot of Chinese companies track are very dependent on American technology you know that in order to continue their operations. And we are exercising the little leverage that we have that relationship. The other option is that China wants you to think that there are so dependent on American technology and really they're giving you something that they don't really care about from a trade perspective. I don't know the you know you you look at. You look at our engineering schools the unique look at the elite and you look at American engineering schools are populated. With lots of Chinese kids that wanna stay to the don't wanna go back in many of them do you find a way to stay in the United States. I I think that they need access to our technology uniting this is a great bargaining chip that the president is exercising especially. Whitney he's got a meeting in North Korea or with North Korea next month or. Yeah I mean it again I I don't know anything about the specifics of the technology I just. I just advise people are suspicious or if it's a look in any kind of negotiation when you come to the table and look we see this from president trump. He'll list eat things that he wants he might only actually want two of them in that this could be something where China says so we need this CIO has got to actually need it. I almost got a sense of desperation on the part trying to. I camera well I just I just think in our hotel. It's like it could be but it also could be that they're just you know playing that this is something they really want when really they don't actually need it. There's a Federal Reserve Bank president by the name of Loretta master. And she's out in Cleveland that's where she's in charge. And she is voicing some concern about them amount of our national that would we had 21 trillion. In that ballpark right now and she can get my dollar amounts are relevant in the hood is more relevant news what is it relative to GDP. Yet that the debt to GDP ratios the bigger ones specifically about the amount that is publicly held not that is you know held within the US government. Right now that debt to GDP ratio that's publicly held is about 75%. Which is a significant level and the problem is if we continue on the path that we're on over the next point 530 years if the pay attention to get you know north of 12250%. And that's the level where you know you and not that level but specifically before that. You start to ran into questions as to you know is there crowding out is people have to buy this dead and they can't go in you know allow law and went to the private sector. You start to worry about the effect that has on crowding out spending in the public sector is the interest on that. Take up too much of the federal budget. And these are things that you know I've started to kind of watch over the last six months and I think that she's dead on when it comes Judas I do I think. I think she is a 100% on the ball on this in the reason why is that if you look funny net basis some. Foreign governments have stopped buying US debt at this point that's a problem. Based they simply it used to be if you look at the last 2530 years the amount of US debt that we were issuing then was growing but foreign governments kept buying more and more fit in so effectively sterilize those debt deficits and said hey look it doesn't matter that it's grown it will buy it and take that money supply out and whatever we want to do with the rate. But does that mean interest rates should be rising more rapidly that's occurred. Well it it depends there's two ways to remember that interest rates are set by the Fed. So there's two ways that the Fed is going to go about this either number one they're gonna have to raise interest rates more rapidly on the short end. On the short in which it. Trickles over to belong and that's how they run policy. There they're gonna have to raise deficits more or raise interest rates more rapidly. Which causes all kinds of fiscal problems in the United States because then you potentially can't afford. To pay for said. Right because then mortgage rates go to 78%. As well we'll just look at the US from a fiscal perspective view of a budget of call it two trillion dollars. And you say okay were increasing interest rates are 2% to 5% when you crowd out other spending their analysts' you wanna raise deficits higher when a case. It's it's kind of this cycle that you build into. But the Fed could go back in and start buying their own treasuries again like they did during the crisis what does that do it again if you're raising rates and then lowering and what he really doing. News so here's the the other option is the Fed doesn't it did after World War II. Where they pretty much said look we of these bonds to pay for the war we're in is in for ten years two and a half percent let inflation run hot for a decade. And that's kind of how things ended up working out at that what's hot two and half 33 and a half for a re talking inflation are we talking. Inflation but how would I have 8% with a dangerous level of inflation I used many of us remember. She unity go back to the eighties we remember really high rates of inflation followed by very high rates of interest. With what would be Heidi interest would be hot rate of inflation five to 8% now. I got in that is absolutely feasible the Fed says look we need to keep rates locus we can't afford to make our debt payments otherwise it wouldn't you need a lot of demand in order for inflation run that high I mean we keep worrying about inflate I've been worried about inflation for ten years. And it it's never there if it seems likely that we we've never had act it was still under 2%. Well depends what kind of inflation talk about you can have demand driven inflation but let's look at this from a monetary perspective of the Fed says look Edwards can keep we're gonna rates at two and a half percent you know. And every other country says nope we're gonna keep on with regular monetary policy. All of sudden you get a whole bunch of inflation is anything that your reporting goes up and prices and that's kind of how it ends up working there are some winners and inflation I think that. For me personal perspective I think that is the single best way to make the US competitive in the long run from the world trade kind of perspective. We it is to do you have some info if you let inflation run hot and you say look we're gonna take the dollar down in value to 125%. All of a sudden you become very competitive on a world stage when it comes to manufacturing when it comes to wages and tourists in that. It's more expensive for US citizens go abroad it's more expensive to go and buy a BMW and it brings a lot of foreign dollars into the units in the long run it brings a ton of foreign money in. It's very easy for bone to go and compete against Airbus even without subsidies it's easy for GM disable remove plants back into the United States and the hard part is somebody living on fixed income. That the retirees it can't just they're like about it depends if there if they're not buying a whole lot of imported goods and it's not a huge impact the biggest place where you see an impact in the short run. Is going to be an oil price is again oils dollar denominated so if you weaken the dollar by 20% right now today. You've got oil at nine bucks of the nine bucks a barrel so. That's where you see you know potentially some impact but remember the US economy was how much oil we produce. It's all it's it's getting to the point especially if you see oil prices continue to rise oil prices going up for getting to the point now where because of US production and fracking. It's almost a net positive now for the US economy if oil prices go now. It's getting to that point the the thing that's a little scary in that I look at news. You look at housing prices they're up 6% year over year in. Wages are only up supposedly and I wonder were not measuring wages incorrectly because wages are only up two point 6%. And it just the that can't go one I mean that's that's mathematically. Impossible. To have wages growing two and a half. And housing prices growing at six it just doesn't eat YouTube crowd up a market. Unless you seeded the only thing that I thought of that potentially makes sense there is if you have you know kids who were buying into this market. And their parents are tapping their home equity lines in order provide them with funds to do so the only thing that you know you could potentially see it's a very small portion of the population does that you know like fig about the you know that the percentage of people that have parents wealthy enough to do that it's eerie talking to 3% of the well keep in mind that most of the population isn't buying in the northeast. You know and when you look at national home price has yet to sixty you know to sixty so if you have some of saying look I've got a home for 216 I can happen equity line for it like his site about a thousand or not even. Mary given seven grain and it and a house. Both but but that doesn't make sense from wage perspective I'm saying you have to give more than just that be some out there and that's something that potentially makes cents. Again I don't know if that's what's happening but is the only thing that makes sense in terms of whether or not this is sustainable. We're gonna have a question a poll question today which is do you think that the stock market will be higher or lower in twelve months compared to where it is today you look at where the market is today. And do you think it's going to be higher or lower twelve months from now you might wanna wait on your answer because coming up in the next segment were to talk about an indicator. There has 90% accuracy. And it demonstrates. Hidden strength in the stock market now to technical indicator not fundamental technique that indicators to technical indicator. And we're here to talk about a brand new product available for landlords it's called Z deposit dot net Jake. What. Barry we created a security deposit product. To really help the problem a lot of landlords are facing with security deposits which is. You know one it's time consuming to open the small enough security pop number sons now. And yet to go into the branch and assigned paperwork and their small dollars and and he turned. And it's likely to complaints in Massachusetts really tough for landlords and security deposit accounts. You have to give them ten in certain forms when they open up the count and you have to pay interest and you. And did you do all this canal through Z deposit all of that you can do Thursday deposit it literally takes about forty seconds to open up an account. We handled the automatic forms that are generated the account number department condition statement all that since the tenant. And the interest descent to the tenant. Automatically every year. This sounds like something it's going to be very valuable to large landlords it might have 200 tenants and small landlords that might only have five tenths yeah absolutely with a large landlords. It's just a lot of hassle to managed so we make dad very efficient for the small landlords a lot of them are afraid of nineteen complaints done correctly so some of them. Some of them don't even like taking security deposits were hopeful that this will help them do that. Folks if you'd like to learn more about C deposit go to their website Z deposit dot net. The financial exchange with a Berrian chuck is alive on FaceBook and YouTube every morning beginning at ten. This is the financial exchange radio network. So the breaking news Alia announced yet this segment. Of the financial exchanges brought to you in part but Duffy is northern Italian steak just W says nine locations throughout East Coast. Including five locations in the Boston area. With Braintree the South Shore plaza now open is their newest location and also opening their first West Coast location in Irvine California. This summer. At WC can enjoy seasonal cocktails. Handmade pastas perfectly cooked brand beef stakes is wells fresh seafood and salads expertly prepared using the finest ingredients at W it's it's all about. The gas. So what's the big announcement breaking news as it relates to sports gambling. Are you wanting this one. Yes so this is coming from the US Supreme Court they ruled. Just this morning dad out federal ban on state sanctioned sports betting is. Deemed unconstitutional. Decides Casey favored New Jersey the floodgates. Are now officially open for other states to allow sports betting some pretty much sports betting for the states is now legal. And on this announcement pretty much every major casino stocks higher Caesars up 6% on this news. Penn National Gaming up three point 6% on the news. Boyd Gaming up 2.3 four. He would try to get out of the 4%. For those of us that are not sports gamblers help us understand the significance. I I've never. I narrowing of ever weaker. And like buddy tail guy but yeah this series but the further most of us don't gamble on sports that. That's the big things so until this ruling was made effectively Las Vegas was the only place that you could gamble on sports in the country and how would you do how would one go about. Let's say you know to. They cute you were quite confident that Boston would beat Tampa Bay in the last round so how would you place that wager. And then lose that waiter and then go play and lose that way effectively you'd you'd have to be running that wagers through Vegas and through Nevada in some way shape that apparently is and I'd I reliable. I don't know you can do it online or you know people would travel to sports books out there but it's mostly gone on line. It's all done that it was done through Vegas J&J has got all the money correct so the big thing that you've seen now is that all of these other states now have the ability to open their own sports sports around the casinos operators in them. Have the opportunity so like in Massachusetts we only have one casinos to actually open frequently bill. It is it a plane merged plain or plane that's down across the slots yelling though yeah but it's it's a casino that's open this the other two are not open. No now keep in mind that anything being that is done on this on the state level. They're still gonna have to pass legislation saying we want to allow sports books are so it's it's they're going to be able to set of regulations so forth but the thought is here. That the that congress may simply you get pressured by. Casino lobbyists to say look let's find a unified framework that works for all fifty states as opposed to a patchwork solution on a state by state basis. Not that it's important what is the societal impact of something else. But how does this impact the family is is it doesn't visit while wearing changes does it make gambling. More available it probably her exit out of the shadows Europe places that you can go now to place bets again wanted to recognize it it probably makes it. A little less dangerous if you are gambling. In that you're not going to zone underground cookies in a breaker legs if you don't pay him than. But it does also and it makes it more available. Manny now a similar to I guess the candidacy mystery in a way where you know it's easy to come my candidacy America was illegal. You know it's easy it was a bat so. I don't put a lot changes but. It's it's still like trucks say you're you're gonna go through some sketchy. You know bookie or something like that it's gonna be all legitimized it's it's gonna be through legitimate entities that are gonna have to register with the state and so forth and and not be. You know. And Hank who's gonna break your legs of you know I am. Our let me tell you Hanks have to do Hank let let's talk about. This positive indicator. Dad is 90%. Accurate it has to do. In and just think about this I guess the old saying about a rising tide. Lifts all boats. But this has to do with a lot of stocks. Going up in value recently. You know what this is it's a aid in indicator called the advanced decline line. And it's a fancy way of saying. You measure the on the number of issues on an exchange that our. Moving in a positive direction vs the ones that are moving in a negative direction and that gives you a sense of the market Brett how much of it is moving up due to one or two stocks at the top. Or moving more towards you know eight general positive sentiment. That you see out there. And so what you see is that if you have a market that's making new highs. But you don't have the advance decline line moving up and it's only a few stocks that are rising it means that it's a more dangerous scenario because of that market leadership loses its its edge and stopped moving forward. The market falls apart so you want more Bret in a market 'cause. It gives you more stability if one or two top companies that FaceBook has a pattern each quarter. So what does this mean the fact that you got a lot of advance does that mean a lot of people are putting money in index funds is a lot of money coming into the market is like. Our money flows very strong across the board it it typically suggest that people are feeling comfortable with the overall market as opposed to one or two names in particular so. It is something that you can look at as a bullish. Indicator in the short term it doesn't necessarily mean. You know a whole lot as far as any kind of long term indication that the market. But it's something that can give you a short term indication of positively. Poll question today is do you think the stock market will be higher or lower twelve months from today I voted higher I think the in I. My prediction is in history will look at these tax cuts and say we underestimated the impact the financial impact. That these tax cuts hats I think the stock market will be higher twelve months from today and where it is today. You can vote on our poll. By visiting our website financial exchange showed dot com or you can text us at 63566. With your thoughts on the stock. Time now for Wall Street watch a look at the market's performance so far today but I do Berrian jug right here on the financial exchange radio network. Michael Armstrong joins us now for Wall Street watch and Mike were talking today about Xerox. This is a company whose stock. Is down eight point 25% today how come. They have been really incredibly volatile for the last five years. So what happened here is Garrett has officially abandoned the six point one billion dollar deal with Japan's Fuji film. The joint venture was really the yes. Fought off by Carl Icahn and that darling be in doubt that the church is being undervalued in the field. Fuji not too happy about it they're threatening legal action note that the break up stock like you mentioned is down nearly two dollars a century sent. On the other hand we've got Symantec Corp. is a company that was down about 35%. On Friday. They're up about 11% today how come. Yet threats so go back to Friday they announced that they are doing an internal audit. And it's come out that based on the tip of a former employee. Really haven't been much detail about that the reasons that this morning's seems to be they come out and said. Today at 4:30 eastern they're going to be giving some guidance on what exactly is going on here to match the stock is down 30%. Making some of that back gap but it is still well below the closing price on riot to be on Thursday of last week. Between nine dollars and eighteen cents right now history when he wants to. Very good thank you Mike Mike Armstrong with Wall Street watched. You know if you're listening earlier in the program truck was trying to explain why higher gasoline prices might actually be good for the US economy. That is the sentiment that is echoed by chief executive mark Garrett now he's the CEO. Of the company called Borealis. And he suggesting that these higher energy prices. Could effectively make the United States very strong for the next fifteen to twenty years. What what's the logic behind because I just think of people that are like I paid three bucks a gallon for gas Tucker texted me the other day in would you pay to 95. Two reading and I think to 89 that I sent me a picture of the so the your immediate impulse jockey when you bring your pay more for gases. People say well I've got less money my wall it's a popular possibly be good for me. The fact and a pantry box again but they think of that stuff from this perspective when the price of gas goes up and even a Saudi Arabia has to pay more for inside its own borders. We all agree that it's a good thing for Saudi Arabia when gas prices go up is they're able to make more money off Saudi Arabia's if they don't. So if you look at what's happening in the United States right now would the US now. Effectively challenging and probably within the next two to three weeks will be the biggest oil producer in the world you know okay. It becomes a situation where because the US. At a certain level is is turning into. Somewhat of a Petro state that it actually ends of being a good thing for either for the United States when oil prices go up and others a couple of reasons for well that'd be. For use go there than I wanted to point out I wanna make sure everybody understands this yes we are producing more oil and we're going to be. With the end of the year you think an IP eleven million barrels a day 1212. Okay so we get to twelve but we're still consuming twenty. So I look at that nice okay let me as we still have to buy and just do a basic math here right. We consume twenty we produce twelve that means we have to buy eat from Canada. Mexico and anybody else that we can buy it for a. Yet it it it certainly does but the big thing is that the gap is closing as far as how much we have to buy from other countries. And specifically also gives us the ability to export more oil out of the United States without necessarily negatively impacting how much we have. Import so it's a situation where it helps to. Near the US is trade deficit number one you know there's there's a huge impact there as far as being able to export this oil. Overseas. And beyond that we see all the capital investment that happens as a result of this is well one of the major reasons why the economy struggled. In 2016 and into early 2017. Was because of all the money that dried up that was funding these oil per. And that's because. Prices went down to pack 29 dollars a barrel for a brief period of time yeah energy prices plummeted and the effect of that was. Well what would we. Learn I think with 600000 men worldwide lost their jobs in the energy sector was in that ballpark I mean you had billions upon billions of dollars of investment and a lot of happened at a lot of those shots in talked about you said there is close to a trillion dollars I think in potential investment that was pulled offline by a lot of these energy companies. Yet that's huge number. And so when you don't have that investment happening it has a major impact on the economy I think if you see oil continue to rise. Even though it's going to be negative for the individual in the short term I think it's bullish in the long run for the United States because he gets more production coming from the United States and also helped to get as better at producing it we continue to drive those costs down and so forth. I I think this is has the potential to be a major major boon to the US over the next fifteen years I I agree quite a bit with the CEO in oil. Prices today trading at seventy dollars and 82 cents a barrel to meet. And and Tucker I just tell you now. I I think Memorial Day weekend it's going to be very common to be buying gas that has a three and for a I'd I'd I'd I would believe you don't. You're already north of the by the way in Connecticut. Well I don't Connecticut I her body in New England it is over three dollars a gallon on average I paid 305. Last weekend in connect. Folks if you get ready for retirement you probably have at least some of your portfolio invested. In and higher rate Corey Roth diary there are differences between the two. You know one company the local. There has benefited from these higher energy prices is GE unit that tremendous ownership. In Baker Hughes and they they're big in the energy sector. And you know gosh it was not long ago when GE shares were trading in the thirteenth. They're still not back where they were but their 1472 today yet it's it's. Open them a little bit a lot of these companies and have some kind of toehold in that oil field services area. Are performing in a little better over the last couple weeks years so. We'll see if it continues there I think you know it's tonight's help for GE but. They got a long way to go again they got some things to sort out. Yep they do they do you know we we talked about oil prices regularly why. Let the it impact so many aspects of her life obviously impacts what you pay for gasoline when you go to fill up your car. But also impacts the price or grow trees it impacts the cost of your landscaping impacts the cost of construction it impacts the cost of groceries. The reason night I bring this up is you know we we focused on Iran and I think the bulk. Of the increased price of oil to seventy dollars that we've seen thus far has been based on. G is Iran gonna go offline and we gonna lose a million dollar barrels a day of production. Write the story that goes unfold in dot does not get talked about it at least not talked about enough. Is Venezuela we could lose an additional I I I wouldn't say we could lose I think. It's probably a very strong likelihood then that we lose half a million barrels a day due to Venezuela going off line. And you talk about self inflicted wounds. You know Venezuela just it it's almost it's it's hard to understand why Venezuela's government is taking these actions well it. I think the big thing is they're doing anything and everything just try to hold onto whatever tenuous power house and I mean that that's that's what it comes Alex cost. You know and and again when you're in that situation like if if you give up now you're late you're probably did to be honest. In LA that that's Tony's situation literally for their lives that's what it is that the big thing is that there's almost no where in the world that you can realistically use the Venezuelan currency there's there's no value to it. The only thing that gives it value was the fact that they can sell oil and he may be that keeps the the economy afloat for long enough. To me and kind of keep things moving but the problem. Is that the of the production keeps falling in Venezuela so that drives the currency down it's this self fulfilling prophecy the currency falls they produce less of falls more than produces. It's but he knows they spiral but don't they also have problems with a lot of energy companies that they have. Basically defaulted on new contracts with the other that I gave the date from what I can gather is. Companies are saying big corporations are saying. Venezuela screwed us out of this refinery in the took our that you are they being nationalized it took dark and we seen this before where they'll take over businesses. They don't know how to run them. And then the company in then they go back tech companies so. In and say quote will you help us this eight if you don't ever call the egos are too young to remember this happened in South America. Back in the 1970s. Where you know company would nationalize. Copper mine or copper facility and then they take it over not releasing the didn't. Of the technology that I want to do with that in eating and how to run out and in so you've seen this a couple places ConocoPhillips has one facility. Did they are effectively going after right now there's there's some talk that you may see a couple other content companies that go after these as well in particular. China sitting there saying look we re lends you know we've we've led the national you know oil company in Venezuela fifty billion dollars. Guys it's time to pay up at a certain. Zone and they can't know that they they cancer there's there's some issues with Emmys are we to his just due to engineering they they just don't have been the educational. Fire power that they just don't have the skills now that that out which is a nice way of saying education and other people are too stupid. In order to get the oil out of the ground Larry over there to dumber list and have the ability like definitely they they don't have any there's no institutional knowledge there identity they've never done this and so. They always relied on foreign talent yeah. Much like the Middle East the difference was the Middle East seems to have developed some internal tell little bit yeah you know and yeah some intern. It would date with the Middle East as Smart about. Was they sent all their kids to school here you went to school Betty is look at that. When you talk about Harvard Dartmouth the saint marks they're full of kids from the Middle East the Indy came here the outage can and then the last hole. And can't pull shenanigans on that we used to Kosher so. At any rate that's that's where we are they coming up we'll be joined by Andrew Daniels from Morningstar but before we do that I want to remind you. Now we have poll question today which is. Do you think the stock market will be higher or lore twelve month terms and I've voted and I think it's going to be higher might logic is. I don't think we have properly calculated. Taught if you are real estate is in a nominee realty trust. Is that going to be protected from the nursing home in also will it avoid probate when you die out most miss understood. Trust I think in the trust world it's not even a trust it and non in the relationship nominee realized distrust I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you list to separate piece of paper attached it fits that children and you gave way to the children you don't even know anymore you'd realize you gave it away because it takes effect immediately not your death which is the difference and many people think that that doesn't take effect till your death. More importantly it fits. If it was like my wife and I and the schedule beneficiaries as my wife and while that we didn't wondering what's right back in my name and my wife's name sorties are lighter and point it would even aboard pro so why is it being done so. Because lots of times people might go to I may be real estate attorney and anything can help the trust in the throat and a realty trust. We used realty trust it's just important. That the schedule of beneficiaries. Is another state planning trust revolt cobol or read Europe your remarkable correct they're not a person not your kids not yourself. Joining us on the line right now is injured Daniels from Morningstar here for a little bit of mutual fund talk and Andrew thanks for coming on with us. Andrew talking about the arson global value investor fund what's the what's the lowdown on this fund what are they what are they buying in this fund. We think it's a really great fun to that what penalties and David Cameron. Don't think that there excellent portfolio managers are value managers that emphasizes. Firms with a financial strength and shareholder oriented. Management teams that tend to avoid. Terms what port counting on corporate governance standards as well as those operating in market to Wear them. Inadequate laws and regulations really so. They're so long term oriented so portfolio turnover stays low and upon concerns are higher Morningstar analyst analyst rating of coal. One of the things that stands out to meander it doesn't look like there aren't that many holdings in this in this funded seems to be a fairly concentrated. A number of positions is that a fair statement. Definitely and so that commanders focus. Just a few firms that they want to know. Very well and so there's concentrated as a result of that. But you'll see that portfolio volatility actually attempt to stay below average also have to do. Good morning sir category. And it's its index is that it's compared to do. What are the questions that I have with regards to see you see the word global out there. Do they have a a particular tilts anywhere in the world and they kind of moved to new you know wherever they want depending on which way the Windsor ball. It really depends who are currently they have about half of the portfolio assets in the United States and arrested there's that the US but. That they invest in emerging markets developed markets outside of the US one thing they'd have tended to be. Ever have below average waiting in Japan and that's due to corporate governance concerns they have. For companies that operate our country. What are the expenses come in for this fund where how much you paying in order to investment. That's the biggest drawback here at it's an expense ratio for. The investor's shares which. Not a boatload. If there's one point 27%. To let is that there's an above average when compared. Well that's similar. Distributed peers believe to believe that the approaches to put educator announced that. He knows more about it recently formed up reforms or underperformed long term that will be about the election. And in word you see this fitting into someone's portfolio how how does the average investor BO. Positioned themselves in this fund. So that it that it the global fund and it's it's a fairly large cap. So we we think that given management departure and approach investors here. That they want to open and patient. I think could be a good core holding. For those types of investor and it has put it to provide solid data protection because management is very. Did they do heavily emphasize. Downside protection and and quality arms. Are good Andrew thank you very much for the time. I Andrew Daniels from Morningstar in the fund that we're just talk about as the artisan global value investor fund. The ticker on that if you wanna look it up on your own eight RT. G acts any disadvantages to owning that inside of an individual retirement account or Roth IRA amnesties. Seems to me like that kind of core holdings. Yeah it's it's the it's it capable core holding if anything if you're holding it in an after tax account you may not get all tax advantaged dividend some of them might not be qualified dividends so you may pay. Higher rate of tax on some of the dividends that come out there. But there's there's no you know absolute disadvantage as he says it's a little turn over funds that they might not be a tonic capital gains that are triggered in that fund. Is it worth paying the management the are going with an ET after the summit that because I'm looking at you know it goes have to justify that like if you're gonna buy mutual fund yet to say well this manager is so talented. That he's gonna justify the extra. Thousand bucks a year 2000 dollar young and pain expenses if you look at the last decade they've outperformed their category by three point 7% a year typically. In the last three years only outperforming by a quarter percent at that gives you some relevance there in terms of points. Right now price of crude oil's up over 71. Dollars a barrel. But the Roth conversions a little bit of a mystery for some folks are Mike what are we talking about when we talk. Out of Roth IRA conversion yes so unlike the traditional 401K or IRA where you receive a tax deduction for putting money into an IRA. The Roth IRA you put regular dollars and you don't receive induction but any of the growth is completely tax free number of advantages there there's no required and distribution and can be uses they're really good source of tax free income later in retirement. When you convert in higher to a Roth Larry which are doing is you're taking money. Out of that traditional account. Putting it into the rock paying the taxes upfront. In order should never paid taxes on the growth down. This is a case where you actually voluntarily decide to pay the tax usually with the idea that you're going to be in a lower tax Prater rather rather a higher tax rate later on. And so this gives the ability to not pay taxes higher rate later. Absolutely correct so oftentimes people do it in a year which there and lower tax bracket intentionally. But I'd be very careful about when you do it. Folks Roth conversions they can be a little bit Dicey just trying to navigate to different tax brackets and so forth. And so are strong advisory group has put together. A great free guide. To give you all the info you need on the Roth a higher rate conversions. You know if you bought gasoline in the last week or two you know fuel prices up. Fuel prices are up but so is consumption and that's very unusual to see. Rising prices yet the demand for that rising price product continues to increase through talk about the relationship. Ross gonna be looking at a new car that you might wanna be thinking about buying. And then finally. First time homebuyers struggling more than ever to get into the real estate market. What's going on with that first time home buyer hi everybody it's very and truck with you here it's a Monday. And yes fuel prices are up again chart their 49 cents a barrel oil crude oil trading at 7119. Yeah I continuing to see oil prices moving up port number different factors playing in there obviously. The US pulling out of the Iran deal last week you've got a situation in Venezuela that bear some watching here. And then you continue to see increased demand as well mean that's playing into the equation too well and. X let's talk about that increased demand because it's expected that the end of this year we're going to be consuming as it would as a country. About nineteen point nine million barrels a day caught twenty million. But the globe is going to be consuming a hundred million parents. Think about that just a mind boggling amount of fuel. Yeah US demand actually has been relatively stagnant since 2015 were pretty much the same level that we were acts. At that point and even then you know going back we actually have lowered demand right now. Then we did back in 2004. Cup and the big reason for that's not so much that we're not doing as much it's just we figured out ways to be more fuel efficient more fuel efficient vehicles better insulation on our buildings and water at a gas being used instead of oil you see some of that as well so. What you're seeing is a lot of this growth in and really the heaviest growth that you're seeing is in China know Kate China. Continues sees significant growth in the amount of fuel that they are using right now. That is where a lot of this increased demand is coming from at the moment is something they also realize is a problem due to the level of smog that the absence. But you continue to see increased demand. As you said we're going to be north of a hundred million barrels a day that's demanded worldwide. Bakken 2015 demand is about 95 million barrels a day sore about 55 and a half percent. In the last three years. In China to your point making a big move towards getting away from gasoline cars they're they're they are. The most rapidly moving country towards electric cars there as the world. Yet there they're making a big push their you that was making a significant pushed well I'm surprised by the act as they don't have the air quality issues China they don't have China's doing it because of people dying part of the reason why you doesn't have the air quality issues in builds medical plans to begin was if you look there was actually I was reading an article over the weekend. Last weekend not much Tuesday weakened but the one prior to that actually yeah. The UK did not have any coal power usage at holes and the it was. Solar generated about 28%. Of the demand at one point nuclear gas were around 25% each but they did not have any knit coal generation for about a three hour period during the previous weekend. It's amazing. Rolls Royce choosing a rather bad time to unveil an SUV. That has a 325000. Dollar. Priced. While on her doll. I would take one and then I would immediately sell yeah I don't understood analysts. I don't either would mean well the general thought and in Tucker can chime in on this as well. The V twelve engine the Bentley. Is a driver's car on the Rolls Royce is a car to be driven in. Why would you need an SUV Rolls Royce I can understand it SUV Bentley because that's a car that you're driving around the Rolls Royce you get aid to what you need an SUV. What's what's your question what's the imminent liked the elevated seating I don't know. Where he got a lot of stuff in the back yeah at a Kerry earlier goal in the back. These genealogical yet used to filter your gold golf clubs yes 563. Horsepower. Six point 75 liter engine out of foresees twin Turbo V twelve engine and insists this is me now. The B now those were c.s to be sitting in traffic and now. When they charge you a big tax in eighties five thousand dollar gas guzzler tax. On non. Just because they knew cares right if you can afford the 300 gap a thousand bucks in order to see any in the US. Or else think this takes away some of the mystique of the rules ones you know it's you look at you know how many vehicles Rolls Royce makes a given year. Or all know not many it's a couple thousand to about three to 5000 depending on the year right now it's about three to 5000. But even that is a huge ramp up. From about ten years do you go back to 2005 and they only made 796 cars in the whole year they're big things jet engines so. First on a jet engines but I definitely don't wanna keep data exclusivity into you wanna you know it. I'd rather silent exclusive club had not many people that are spent 300 when it slightly on our rather sell all hundred of these per million bucks each then a thousand of them for three under and it is just. Keep that exclusivity you know you have a lot of money drop back on the court and a car you do. It's in the EQ mind that that is more than this a race and how such as the United States should have been among at least on. But you're you know you're saying to lose the table miles fleeced by at least one for a week but I do like to be seen getting out of bullets. Badly that. I would I would be afraid I was gonna get robbed I yeah I wouldn't because people of the case say well how stupid aria. Spent 325 or are I don't know it's it's one of those things bear if you have to ask you can't afford it like if you're buying a Rolls Royce now you're not taking an auto loan on. Well I understand they just they. I don't rich people and they drive. Crappy cars. You know being yelled when and I you know start unit over black track I have I about the friends and that the luxury lines I ever I've like that you make your money back or if I ever. Friend who's a billionaire. And he drives used Nissan leafs Smart Smart man. Only leaves if you will he he holed that that's what he drives in India ask him he would sort of like to drive. Now cars not a good day and on and isn't in and this is a guy he's got. More money than he'll ever spent but he drives he buys used cars and that's a topic for another day. First time home buyers learn to move quickly in tight markets well as well they should. The amount of time it takes to sell our house. Is not very long. Nationally. The price of the previously owned home in the month of march. Was 250000. Dollars teammates it would is that with with the relevance of that because a lot more right. Well here's somebody consider. That's up nearly 6% yet remember housing markets are vastly different even here in New England. You look at a house in the greater Springfield Hartford market. And it's gonna cost dramatically. Less than a house in the greater Boston market. Well and also in terms of the the turnaround from when you list a home to when it gets sold them in the New England market right now you've got a lot of places. That are running significantly under two months Peter you're seeing in in parts of and in the hottest parts of the market right now in the Boston area. Me I mean you're seeing cases where again homes are listed their guy on the next day in Rhode Island the same way broken road I was nuts right now also their economy's longer than even that there's parts of Connecticut that are still like that too it's very patchy but there's parts of Connecticut that are still in that situation so. I look at it and it's a case where if you're buying a a home right now. You know it used to be okay I'll look at the place then maybe I'll come back a week later and then a couple weeks later and if had a couple. In new negotiate yeah yeah yeah have a chance to put the DM one of the problems is. The average savings. Of people who do not own homes to talk about people that are like Tucker he's trying to buy a house he's a good. Average person. Has 5200. Dollar saved for the house. That's covered up it and how much room warmer temp 5200. With the average couple or individual has saved up for their down payment talker. And the at PN and more than one half. A first time homebuyers. May down payments of 6%. Or less. On the outs. Yep I was one of them with my first house is very risky I would tell you that is a very risky strategy because the there were in and we try to explain why it's risky. Do my best. You buy that house and you pay. I don't care if you put 10% rate it I look at 10% is being a risky down pit teams the bare minimum and a perfect world while you put just 10% down payment on the house. And something bad happens or are just like happens your your spouse gets transferred you have to. You might be vacant or we're gonna live on the South Shore of Boston for the next thirty years but all the sudden you or your wife gets a great job offer. And it happens to be in. Springfield Massachusetts Kalamazoo and and you decide you're gonna move to Springfield Massachusetts. You'd go to sell your house if it's gone down in value and maybe it does them maybe you bought it wrong or maybe that. Market went down and die in a pay commission that what's a commission on a roll. And the five or 6% so that's that's what I look at that 50% down payment. And you say OK look it gives me a cushion where I was off on the price by 10% either because the market went down heard you know I've paid too much for. Bump off by 10%. I can absorb that 10% loss and my commission and still get out without doing shorts. When you are looking at houses Tucker do you have a certain mortgage rate that your assuming you're going to be of the debt. If the FBI not that far Vietnam. Right now the thirty years the average rate on a thirty year fixed rate mortgage track is four point 55%. Net cord and Freddie Mac yet. Zach consistent with what you're hearing generally it's it's it's in the ballpark of what I've seen they've leveled off a little bit in the last few weeks I remember when you could get thirty year fixed three time. Those are those days weren't there I remember. It was not long ago. He had done ten year fixed rate mortgages that are independent of us who. But you know it a lot of my generation was to work taken those out you take it tenure and extreme mortgage I sought by peers. In their fifties. They'd say okay. I got day the kids are done I'm done paying the tuition rate and I've got 300000 bucks left on my mortgage. And they refinance out of thirty year at 6% down to a ten year at two and a half. And therein they're they're kind of net home stretch Jeff and elderly is left wall and every month. The vast majority of their payment was going to overlook principle they love that they like it caused great field imagine being debt free in your house like I would look to be it for us. Chuck I'm trying to decide whether this next story. Leads me to believe that we've reached eighth brought the level of home prices and that is your starting to see. Big investment syndicates. Like hedge funds and private equity firms getting to the house flipping business. And I bet in and they do that for pretty robust return. You know what they're getting into what are called and mrs. Quite a euphemism here residential transitional. Loans but loans so. They command interest rates at eight to 12%. And they're typically. Twelve months in maturity so it's pretty much saying look we're gonna loan you this for anywhere from eight to twelve months at eight to 12% is we know it's a little bit higher over school. Really it's a lot higher where school Y. Well so here's what they're doing is they're saying. That you are going to be able through your own blood sweat tears or through hiring someone tourney property your buying into something that's more valuable within a year and the risk. Isn't so much that it's. You are able to do the work but more just that over the short time period you could see weakness in that market for what ever reason and because of that you may not be able to recoup all the investment you made and then you're not able to repay all the. Do you know anybody that does this thing TCU TV shows have you guys ever watched him my daughter watches them flip this house in. In the my mom's social arena does two Brothers that property brother's probably a flaw optional edit a million blotter list. Gigi do I do I really don't let Tucker it's torture himself for a so so a but most outsiders most of the guys that I've known much during my lifetime is this isn't a new concept by. This up then. You know when I was in my twenties and friends doing this but most of the guys that I know in that business. Are buying a house themselves. They're not finance it's all in one of the big. Risks is the fact you might have to borrow money to do to deal though is there bite my friends that do this they buy them pay cash. They pay cash to do the improvements they do the labor. Most of the labor they themselves all the permits and everything themselves yeah it and then they sell it for a tidy profit. This adds an additional layer reverse that and it's it's not necessarily in a 200000 dollar loan you're talking about next 25000 bucks and expect. Now here's the things things like this they don't show up tonight being an inning of the ball game. But that social in the first year they usually show up you know kind of seven the rates where it's okay like we feel comfortable doing this now but it's actually once you start to feel comfortable do Manhattan. The end is in sight so it's it's not something that makes me nervous for the next year or next two years but it is something that as you look out there you say. It's like if they're getting to this point it means that they don't have that many other ways they're able lake banks don't take on these loans and us unless every other avenue. To make monies RD doc has so much higher risk well. Idea over the weekend I had the opportunity to spend some time with the treasurer of the local church. And the treasurer indicated to me that he had concerns. Over tight. To the church in the logic was this. A lot fewer people are going to be itemized in their tax returns and as you know invokes. The reason you itemize your tax return is to take advantage of tax deductions will now the standard deduction has been vastly increased. And the number of people that are going to be itemize in their tax return chuck has dropped by a gosh 60% 70%. Yeah what's what's interesting about this is. In it again maybe this is just me now the main reason that I make a donation to charity and isn't for the tax deductions nice that I get it. But here's the thing that the large donations the ones that you know all of your colleges depend on the ones that. Museums depend on and so forth. They're not going to be impacted if someone's gonna donate a 150000. Dollars to the net. Mean they're still gonna donate a 150000 to the Mac is like it exceeds all of those limitations anyways. The the people who were donating. Five dollars a week then they don't form that the the backbone in terms of they're not the ones that are the big donors that keep. Institutions along. No but they keep the local institutions that churches. They gave you look at the your local community church they depend on tied it at an end there it the the treasurer of this church. Said to me said. We we we see that we're still getting our. Weekly driving to the church but when we have our extra programs in every churches people are doing as much they're not. And and and their concerned about it because. You know I can build a deducted most. The quarterback is so few people itemize anyways. Still what 46 million debit it's I think it's a third of all households now made its. The I can tell eight charitable institutions. Small and large alike. Or are concerned about this because they don't they're saying hey we're not going to be able to get the these people are are saying to them they're saying to the congregation look we can't deducted anymore. And that was part of our planning one thing that you can do retirees. Who are seventy and older. Can't consider transferring money directly from their higher rate to call buying charity we've seen people do battle. The last ten yet allows Yousef Abdul all the tax withholding you descend the full proceeds there you don't have to do any calculations goes right in no problem and it's it's something that BO is easy and allows that hole. Tax deductible gift to be made that effectively mean you don't have to withhold any. Taxes are anything I had a client who was struggling with this and I explained to it's a couple. And I explained to them said you can also do something called bunching what is bunching me. Well if you're a situation where you can't deduct your charitable contributions. You can bunched the mop. But you know what it's it's complicated so I'll come back to when we return but aux willing to you. When we return as to how you will be able to take advantage of charitable contributions even if you don't think you're gonna be able to itemize your return going forward. That's our next topic on the financial. Very are strong here and I'm joined by Todd let's keep from the law firm of Cushing in dole and we're talking about something that sounds pretty basic. But how do you how should you all your real estate tadic your real state is in a nominee realty trust. Is that going to be protected from the nursing home and also will it avoid probate when you dot. GAAP most miss understood. Trust I think in the trust world it's not even a trounced the then nominee he relationship nominee realizes trust. I know but it's not. What I mean by that is. When you put your property into a nominee realty trust folks please go look at who the schedule beneficiaries are that you listed to separate piece of paper attached if it's the children and you gave way to the children you don't even know anymore you don't realize you gave it away because it takes effect immediately not your death which is the difference. And many people think that that doesn't take effect till your death. More importantly it fits. If it was like my wife and I and then the schedule beneficiaries as my wife and yeah well that we didn't do anything right back in mind game and my wife's name so to your lighting and point it would even avoid pro so why is it being done so because lots of times people like Ottawa maybe real estate attorney and anything can help the trust in the throat in a realty trust. We used realty trust it's just important that the schedule beneficiaries. Is another state planning trust revolt cobol or reap or bureau correct they're not a person not your kids not yourself please look that up if you've got one of these. You know it sounds pretty basic how should you'll your real state but it gets complex as you get older call Cushing handle and and receive their brand new guide for the different types of real estate ownership the phone number is 866. 8485699. Yeah the winner on that question was Amy from bill record and Amy is taking home fifty dollar gift card dot Rios as a result of her right answer. And obvious as five locations in the Boston area including. The newest one in Braintree can host your next special event at W who's just visit W dot com for menu information and for reservations. Let's talk about we're not worried about the Harvard endowment and we're not worried about the Yale endowment but we are worried about are small community churches and I talked to a treasurer from a church. And he's concerned he's already seen a drop off in terms of what people are donating two extra. Charities. Within that church. And I gave them a couple of ideas that I share with you one. You can bunch your charitable contributions if you can no longer deductible because of the changes in the tax law. Remember 465. Point five million people used itemize your deductions that's gonna go down to about eighteen million this year. Seek a bunch that we could go to your church and say look I usually get 3000 bucks a year into the church. Rather than me giving you 3000 dollars a year on that a radio check this year for thirty grand but don't ask me for another check for the next ten years. Step into the it doesn't even need to be that big could even be you look I'm gonna do it for 6000 this year and then not give next year in and give again in two years now what every need to do to get over that threshold from a and itemize. Deduction perspective. The other thing that I would suggest to you if you're affluent and you'll some highly appreciated stocks even if you don't own highly appreciated stocks or real state for that matter. You could set up your own charitable foundation let's say you've got stocks that have gone way up in die U body Amazon you're Smart you body Amazon and 560 mile an hour ago. Well and if they about how much money made on your Amazon shares your apple shares are your FaceBook shares you're Netflix shares Gerri you who shares and you've been a fortune on. You could donate those shares. To a charity and get a full tax deduction based on the value of the shares war he could set up your own charitable foundation. And I've seen people do that before you can lose when you set up your charitable foundation you transfer million dollar through the Amazon's stock. Into a charitable foundation that you establishing new control. And then you dole that money out to various charities over the rest your life so you get the deduction of the million dollars this year. And you get to you still get to play with the money to donate to charities he's you deem fit during the about your light and if you died during that in term your kids do. Gives you a lot of flexibility you still able to get that deduction you know when it counts that's right. Folks if you already landlord a property manager I'm sure you've heard me talk about zero and the leader banks tremendous online red collection program. Had my heart broke just a little bit when I saw this early in the Boston Globe that day and so there are related to a woman who name's Vivian Murphy. And she lose contacted over the phone. By somebody alleging. That she was from publishing publisher poser clearinghouse. Toner told pour billions that she'd won. A prize sweepstakes prize of one point five million dollars. And of course it turns out to be scam. Yes the the way that it's. It worked effectively was the caller first wanna know if the person was alone and then told her congratulations. And then says hey you have to keep your prize confidentially can't tell anyone else. And pretty much went through this whole thing. Where you know eventually told Vivian Murphy. Hey you have to send check for 890 dollars to start the process of releasing this one point five million dollar prize. Then the next day it was hey guess and a 3000 dollar check in a bigger and bigger one in eventually she had sent you know north of fee of 28000 dollars. In order to try to claim this money that didn't exist. The big thing that I continue to tell people is. If someone calls and says they're going to give you something or says that they need something from me in their from an organization that you either recognize or don't recognize. Hang up the phone. Find the contact number on your own for that organization. And call them using that contact number that you know because if it's actually true they'll have a record you know I'll give an example. I get calls from one of my credit card companies. On a regular basis saying hey we have not read him probably once or twice a year and saying hey we've we think there might be some fraud please enter your information. And I say okay thank you very much and I hang up and I call I'd pull up my credit card. A look at the number on the back of it and I call back and say hey is there an actual fraud alert and you have. Occasionally there as you had something where they say look you know we got someone in the UK was trying to buy a whole bunch of underwear yeah well. I'm not in the UK and I'm I'm good on that and so don't need it. Other times they'll say no we we we didn't call you at all what's going on and I'll say oh you know some called mean they'll say OK let's change your car credit card number just to make sure that no one else has it. And you go through but. Never respond to any one reaching out to you via the phone. Always hang up now find an outside contact number and call back. Vivian was 85 years old. In this occurred and thank goodness her daughter happen to get the ball right. Because when it happened is Vivian and already given this fraud who organization 20000 dollars and she'd nailed another 20000. But her daughter was able to stop payment on that last 20000 dollar check out the very expensive lesson. Vivian of courses. You know embarrassed by what occurred. Then you know day in and she's coming forward to sit hopefully stop other people from being scammed like she looks yet it's. This is really really common the other one that you see a lot of these days in this unfortunately does happen. With older people more often than not is a lot of these fake online dating scams where someone pretends to be you know someone who's getting to know you knew and they get to know we've for a couple months and then they say oh by the way I have to have surgery can you send me a few thousand dollars as I can't pay the bill via. And then the person disappears because they wore actually no real person was interest and it's. It's I mean you as you said its its corporate in the city. Slim Pickens at the movies this week gentlemen. Has the potential for some actual good York's but. Doesn't seem like it actually happens. They're quite prices the way to go you know that movie infinity ward dangers infinity war yes crushing it in China. They used open you know the I was curious as to how they would do in China. Chilling in China did this to be two billion dollar moved. There already at one point six billion while it's been out for 22 and a half weeks you passively at. And there. I mean when when you go through and look at the all time rankings right now worldwide. It's already the fifth biggest movie worldwide in history and it's been out for you know earn seventeen days. This zone is dizzy block but it's probably going to end up as the second biggest movie all time internationally behind avatar. It's gonna crush Jurassic world this we are hours it's gonna cry Star Wars it'll be passed probably not in two weeks and Titanic Italy passed within probably three to five weeks and my guess is 2.3 2.5 billion when it's all. And on on this puppy yeah I know some nerds miner friends who have seen this movie twice authority really know while I wanted to know with the traction is just. There's just a lot of phone you know likeable lot comic book characters and special effects. Or your options show was special effects which I just don't care about that's why I I I had no desires to move. The previous avengers movie by the way the last one which was avengers age of all Tron. In 2015 Gelb did one point four billion dollars to settle now says this thing is. The money maker it's it's hall and now. He it is it's it's not my cup Petit. But it meant me and a lot of people are going to see it when when you adjust this for inflation of this this is interesting when you actually adjusted for inflation. Compared to older movies yet compared to older movies so adjusted for inflation gone with the wind is still the best selling movie of all time for that would have done one point eight billion dollars domestically. Which is. Insane. If you want Titanic was that like the greatest such an X number five adjusted for inflation went on about one point two billion dollars domestically and avengers infinity war is 65. Model adjusted for inflation says it's early. So it's. Let the idea they get paid when it goes on Netflix or Hulu has now Dahlia. What it does have now paid it doesn't count towards the viewership numbers now. No to those it this is just box office so. This is the studio make money usually the producer will make money even some of the big names in the movie someone like Robert Downey junior might get. You know frail a quarter percent of the you know whatever it does on video or something like that. But did does not count towards the actual box office by the way that the top ten movies ever adjusted for inflation gone with the wind. Original Star Wars godfathers going to be up there sound of music. ET. Titanic the ten commandments jaws Doctor Zhivago the exorcist and snow witness and the war no god father. God father comes in at 25. Odds that they'll be much higher in the two godfathers behind. Films such as Jurassic world the graduate raiders of the lost are to the staying the Lion King. Original Jurassic Park return of the jet I've been her empire strikes back a 101 dalmatians avatar. And reflects a. All American movies off a unit that actually may wheat wheat we may not make the best.
