Unrest in the Middle East is having a pronounced effect on the price of oil how much will it impact the price at the pump we'll talk about it. Mortgage refinancing. Lowest level of being in it decade that's what happens when rates go up and then the third story will be following. Let's start off with oil and Saudi Arabia and Syria and the Middle East what percentage. Jock of the world's. Oil production is coming out of the Middle East is the third is 45% 40% to. It's it's not a small number if if you look at the total amount of oil that the world produces. In general it's it's between eighty and 85 million barrels day that's what we end up putting out worldwide. The biggest countries in the Middle East that are involved in oil production Saudi Arabia does about ten million barrels day. Iraq and Iran both do about four million that gets you about eighteen right there just the top three UAE and Kuwait get you another six million between the two is about 24. And then you've got Qatar. That's really your only other one that's kinda down there that's been another one has so Sarah about a third of the world's oil. You comes directly at them at least another. Probably 15% or so comes from African countries that border you know and places kind of in the northwest portion of Africa. Places like Angola Algeria places like that yet but about a third of it comes from the Middle East specifically. So when the Middle East has a little bit heartburn and a little bit of odd to. The price of oil goes up why does it go up well there is a fear there's a genuine fear in the Middle East right now. That production will be disrupted due to perhaps it's a military strike on the part of the United States against Syria perhaps it's Saudi Arabia saying hey. We're the we're we're sick of what Iran is doing. He he poodles when it is but the fact of the matter is you had oil prices hit 66. EB two yesterday at the three year high. Yes and in I think the big concern when you look at this is not so much is that you know one you know if you potentially have one military action in the Syria that the US talked about not it's not that one action drives the price up. The more what can end up happening down the road especially. You know what is going on in Syria right now. Is effectively a proxy war that you have happening where you've got Russia and Iran on one side you've got Saudi Arabia involved you've got the US involved. In some Casey get the US funding both sides just through different parts of the government I mean it's it's a real mess in there at this point now. And so that the big concern is look if Iran gets involved and says look you know you attack Syria you attack rocky. If Iran gets involved the big threat with the Middle East has always been the closing of the Strait of Hormuz which Iran effectively controls have been in you have just a massive amount about 20% of the world's oil flows through there. On a daily basis so we don't know it's closed off you have huge prop. Well in and I think what we should point out news. That even though we don't import much oil from the Middle East. It's part of the global supply it is so if all this sudden the Strait of Hormuz is closed to your point. And the French can't get their oil right then they're going to be trying to buy it from us they're going to be trying to buy it from Mexico they're going to be trying to buy from camp. And remember back in the end of 2015 in two in the early 2016 we had about a three to 4% difference between supply and demand. And remember how much that crater. Price of oil so you think about this he say look all of a sudden 20% of the world's oil to stops flowing because you have a closures there due to war. Yet you don't see oil go up 20% you might see it go up 507080%. In order to balance things out because there's not enough oil to go round now. In countries and companies start to get desperate and pay more fours so what's the highest we're paid 14149. I believe 149. Right and were trading at 66 now. Well look hey act a lot of stamps are 13631. I was wrong. The year the the thing to keep in mind is that I look at oil price cuts. As a tax break in oil price increases as a tax increase. So if oil were to spike to 89 the hundred would you say topless 13 set at 136. He knew match we be pain and we'd be paying in five bucks a gallon. While it would have to stay there for awhile and if you ordered a three different states you're well keep in mind refining costs have gone way out you you be close to five bucks a gallon if not over. And this is the thing is is I've always said you don't make a long term purchase based on short term price fluctuations because. Like a Honda Civic can you say near Gianni is for high gas prices all of sudden you don't have high gas prices. They look at stolen extra benefit for you you're spending even less on right yes that's right that's. Mortgage refinancing. Fell to the lowest level in a decade. Amid he leaned an expensive. Spring housing market. But also is this two things working against the factory down what would impact the so have a bank earnings so refinancings wade. Because interest rates are right so if you had it we if you let's say you would you've got a house. In your board 300000 dollars you borrowed that money 3% years ago. We are not gonna refinance at four and half percent. Now here's here's the thing so interest rates it and I pulled this up from the the Federal Reserve so. Where we stand right now the national average according to the Fed for a mortgage rates on the thirty year fixed which is the most common type of mortgage is about four point 4% to. Do you last I remember though it wasn't that long ago when you people were getting 3%. Exactly the last time that we were over four point 4% for meaningful period of meaningful peered out qualifies about a year yeah okay. Was back in 2009. So anyone who was bought a home in the last. Eight years really almost nine years now. And likely has either rate that's compare bold what it is today in which case quote you might refinance to reduce that payment because you've paid some off. But if you rates lower let's say that you were buying back in December of two point twelve when he averaged thirty year was 3.3 percent news. That it it it was back then if you look at the drop off from 2012. In terms of mortgage activity. More running and about a third of the of the refinance activity that we were in 2012. Here's another thing that we should talk about mortgage applications to purchase a home. Fell 2% for the week and were down half a percent from a year ago so I think what's finally happened in the purchase market. Even though there's a lot of people like Tucker and your friends that want to purchase a house inventory levels are so low. Prices are so high that even though they have the desire. In theory and I've said this seat in theory what you should see here are markets that haven't recovered and should start getting some of that activity. You know they are for now but remember you know Boston wasn't always this hot job market that it is to all of not true you know you go back 25 years to the late eighties early ninety's and it was you know you went through some tough times so it. Yet oil staying high at the moment gold selling off a little it's a little bit of Rory move away from. Safer assets bear bonds. Selling off a little bit so oil appears to be the one place that. You know you're not really seeing a move away. From a safe haven there but golden bonds both selling off a little bit today. Though I'd. I don't know it just seems a little bit. Short sighted given that you know we give the wrong tweet tomorrow the wrong thing senate China and all of a sudden right back where we were yesterday. I'd remind you that earnings season is beginning. And that's when you'll see it starts next week but the biggest week is the week after and you just have a tremendous number of companies reporting their earnings. April tends to be you know a volatile month he hit and I will would add I would reiterate the warning I've given you in the past. I think the next seven months April through the end of October. Will be. Pretty tough IA you're going to be tough on investors now could end up where were higher seven months from now but I think the volatility you experience. And how does somebody short a stock and options play is borrowing in the stock at what you do is you borrow stock from someone else use cell and then he promised abide back in return that stock down the road so they charge you to borrow. They do charge you to borrow it and the amount they charge varies depending on how many people want to borrow the stock supply and demand issues what so. For a stock that doesn't have many people wanting to short you may pay 234% a year not a whole lot. For a stock like Tesla you may need to pay 1520%. Per year in order short answers you could really get hurt. Because if that stock goes first of all let's say you're paying 20% interest to get to borrow that stock were 15% interest to borrow that stock. And and this under the gun goes to 400 bucks your view you've been paying interest on it and you have to buy back the shares and pay back 400 dollar coin in and look bad stocks and still have good runs for awhile before their issues finally in the you come back to bite the you know it because this is happened other companies in Korea people that shorting tussle for years betting against Elon Musk is not a good way to make money. What hasn't been so far has. In general shorting stock is not a good way to make money gives companies are incentive to grow their business and grow their company. If you're shorting a stock you're seeing not only are they gonna fail but then whoever they bring into replace this management team fails well it's it is a bet that the company is so inept or there's fraud going much. So I Elon Musk ponting Goldman Sachs the day not a good look. No I can they you know the it's. It is who he would you like the guys are not great he's consistent he he is not backing down from the shorts. He sweet problem is when you need to go to Goldman Sachs in order to borrow money you know they're gonna say oh you are on. And so the teachers in Kentucky of pretty much. Completely. Lost their minds at this point over this saying look this you know the it was a bait and switch it was this and that. And habits to ADV. The it's not happening to the old teachers it's happening to a new teachers so if you're applying for jobs. To be a teacher in Kentucky next September right that's the next class of tires. You're you're gonna have before we can't put you know the problem is they don't pay into Social Security. In Turco the duke Kentucky what you here's the problem the Kentucky has OK if you money what. I put a decent chunk of this on the Kentucky legislature to begin with and they haven't funded pension plans there to begin with Kentucky's sounds familiar. Except to a whole different level Kentucky's pension plan is the second worst funded in the country Illinois. Jersey. I know I'm sorry Jersey's number three. The worst is where the heck is it. X notes tied with Illinois is the worst cup that they are both. Illinois Kentucky their pension plans. Our 41%. Fund. We're only what 606766. To seven in Massachusetts 61 in Rhode Island that changed since Charlie came into the fifth annual and in Connecticut. 51 in Canada 51 Connecticut Connecticut's not in good shape. Vermont is pretty strong that 75%. Of New Hampshire 66 and means. They never one of the things so I don't get this nice say look if you wanna be upset at anyone for kind of ruining the pension plan that he had. It's the people who were not paying you know the last twenty years they blew the thing warrior and and not the workers it's a politician no it's the politicians who didn't put money in when they were supposed to see. Wait the state plans work is that moneys taken out of the cops say it's taken out of teachers' pay in the in the state is supposed to put the money in the plan but when they have a tough year this year that would just. We will make up for next year well they never make up for next year and that's why get these underfunded plans. What they're doing in Kentucky is saying to the teachers you're gonna have a 41 K plan and on the generous match. And would meet they may not realize is it will have a negative impact on Kentucky's ability to retain teachers. Now that is a good thing if you have a bad teacher it's a bad thing if you have a good teacher so if you're really good math teacher in Louisville, Kentucky up. And then all of a sudden you get a job offer in Nashville Tennessee not that far away right. And Nashville has is willing to pay 101000 bucks or more a year yup you're gonna go because you're not tied it he that's weird state employees in my opinion. Shoot themselves in the foot they get tie in of these planes and once you've been in a plan for I don't know 1015 years it's really tough to move up. Blockages in their say gee if I get five more years at best an additional 20% in in in you sit there and and the problem is it doesn't keep the labor market liquid and so forth the news keeps the market with the concern that I do have on this plan and is that it's there's no guarantee that they're going to fund this when the right way. And so this when there's not the same promises for pay outs at the hands not the same as for a no place where they put in right away and so you look at this that what they can change. You know they can say okay we are given you 12% match we're gonna reduce that down benign yet but that that's the way it is in the private sector rated if IBM's haven't bag year. Which they've had many yours right they can go to the workers and say hey we're not doing a 10% match anymore we're doing five because we haven't thought time. Correct the the other thing that I know current teachers are not upset about they're not happy about Kentucky. The annual cost of living adjustments now they just one half percent you know they use the light. Forward again to talk him. Wages are pensions both men I mean it's that's the the fact of the matter is. You you have greater worker mobility. Which leads to higher salaries. If you don't get sucked into one of these defined benefit pension plans likely if you're going to be a teacher how do you they would be teacher.
